Shreeve Property.
Established property investors.Services
Our investment strategy is based around:
- Buying Below Market Value (BMV)
- Adding value through planning consent, refurbishment/ development and releasing equity at a new higher value through finance or sale.
- Working with local councils to provide housing for their needs and in particular specialist dwellings for the vulnerable people schemes.
Our main investment area is focused in the town of Lowestoft and surrounding areas.
With traditional saving accounts producing record low returns, we believe that now is an ideal time to be investing in property.
Below is an overview of the various strategies that we use when purchasing a property depending on type, location, planning opportunities etc. If you would like any further information on any of these and how you could be involved in one of our exciting projects then please get in touch!
Buy to Let
Buying to let is the act of purchasing a property to rent it out. This can be achieved through a buy to let mortgage or a cash purchase. Buy to let can be a very profitable property tactic to generate a steady cash flow.
A residential buy-to-let property can be anything from a small flat to a large family home.
When purchasing a buy to let we would ensure that they meet the criteria for those who would likely be renting the property. i.e. for a family it would need to be in a nice location, have good schools nearby and local shops. If you were looking to house young professionals then you would be looking more at something that has great transport links and good amenities including bars/restaurants.
Commercial Development
We have a large portfolio of both previous and current commercial developments and we are always looking to expand further. We have taken many large commercial buildings and redeveloped them into either rentable spaces for businesses or residential properties which can offer a large level of cash flow.
Commercial buildings that are good for development are usually old pubs, offices, shops and elderly residential homes/hospitals. The key factor with commercial is to ensure you do thorough background checks on the building and the likelihood of planning as this can help you determine if it would be a worthwhile development.
Obviously with commercial there are much higher costs involved as a full renovation would be required and therefore a much higher risk but if you have the knowledge and experience then the rewards can be staggering.
HMO Opportunities
HMO’s (housing in multiple occupation) are single properties divided up to allow multiple people to rent a single room each and to share “common rooms” such as living areas and kitchens.
You will often find HMO’s in an area close to a university or hospital for student housing and also in cities where there is demand from the young professional market.
Due to the large amount of people that can be accommodated under one roof (all paying separate rents) HMO’s provide the opportunity to really increase cash flow.
Property Flipping
We consider ourselves experts when it comes to Property Flipping and we have been doing it for years (check our portfolio for some examples). We like to buy low and invest as little as possible to achieve the best ROI.
Property Flipping is simply the act of buying a house that usually requires modernisation and sometimes extending, refurbishing it and then selling the house on for a large ROI.
You can find some great property deals through building up relationships with various estate agents, letting agents, auctions and also relationships within the property network.
General Development
General development is similar to commercial development except we take residential properties and either make them into HMO’s or refurbish them and make them into rentable housing for a single person and / or a family.
Similar to our commercial properties, we have a large portfolio of past and present properties that we are extremely proud of yet we are always looking to expand! If you would like to join the journey or have any questions, please do not hesitate to get in touch and we will get back to you as soon as possible.
Performing Assets
A Performing Asset is something that you own that you gain an income from on a regular basis. Money you can use to live your life, month to month. e.g. A property you are renting out for a monthly income.
